Finding a House to Make a Home

Buying a home is a five step process.  The secret key to staying in control of all of them is summed up in one word, "knowledge."  The more you know and understand, the more in control you will be.  You may want to take advantage of the home buyer seminars that are at www.CincyHomeSearch.com.  They are free and available 24/7/365.  Here are the five steps.

First, check into financing.  Before you look at the first home, you need to know what the mortgage companies have to say about how much home you will be able to buy.  When this first step is skipped, many potential home buyers find their dream home, only to have those dreams shattered when they find out it is out of their price range.  Do not go on the assumption of what you are currently paying for housing.  There are many other considerations that mortgage companies must take into consideration.  Also, you do not want to get locked into a home where you have to struggle every month to get enough money together to pay the mortgage.

Second, get an agent with a system set up to send you housing information directly from their personal connection to the Multiple Listing Service.  While many public sites will offer you automated email information about the market, those are from sources that contained dated information.  You need to know about potential homes as quickly as the Realtors do, before they are able to snatch up the really great buys for themselves or their clients.

Third, when you find the perfect home you will start the negotiating process.  Your Realtor will guide you through the many considerations in presenting an offer and responding to any counter offers from the seller.  You must figure in not just the price, but the dates of the various inspections, how long negotiations about negative inspection reports will last, understanding all the disclosures, financing deadlines, personal property items, researching the neighborhood for sexual offenders as well as other issues.
